1. What is Included

What is included in the rent ?
All our rates are inclusive of all the expenses: water, electricity, heating, internet.

What furniture is included in the apartment and the room ?
All our apartments and the rooms are fully furnished. Please refer to the apartment’s specific page in order to find out the detailed furniture list.

Are beddings (bed sheets) included or do I need to bring my own ?
The bed is equipped with a mattress pad, mattress protector, bed sheet, pillow and blanket, pillowcase and blanket cover. However, sometimes our tenants bring their own as well to have a few extra. Should you wish to do that the size of the bed and the mattress pad is 80 x 200. The size of the blanket is 150 x 200 and the size of the pillow is 50 x 60. Please kindly note that we do not provide towels and you may bring your own.
2. Room Booking

How do I book or rent a room ?
- Please fill up our pre-tenancy application form available here and submit.
- We will then get back to you on availability of your desired apartment, shortly.
- Next, we book the room for you against the payment of the security deposit which is equivalent to one month’s rent of the room.
- The room is booked for you and you will receive your tenancy agreement.

How and when do I receive my keys ?
We will arrange your keys against the first month rent and through a safe locker near to the apartment and you will be able to pick them up from there on your move-in date by entering the pin code which will be given to you.

Who are the other tenants?
Our tenants are either university students or working professionals. Living in a shared apartment with other people is an experience. To ensure that everyone enjoys their stay and time at the apartment, we ask each tenant to follow few simple guidelines. We are also screening our tenants to ensure a comfortable stay.
3. Rent Payments

How do I pay my rent ?
As it is mentioned in your tenancy agreement (7. Other Conditions – Clause 1.), The monthly rent needs to be directly wire-transferred to the account provided in the agreement on the 2nd day of each month with full name details in the description of the payment. For more information, please refer to the instructions provided in your tenancy agreement.

I booked the room through another platform. Do I still need to pay the rent directly ?
Yes. Wire-transfer using the instructions provided in the tenancy agreement is the only method of rent payment and there will not be any payment requests.

When is the rent due date ?
As it is mentioned in your tenancy agreement, the monthly rent is due to the 2nd day of each month.

Can I use the security deposit as my final rent payment ?
No. As it is mentioned in your tenancy agreement (7. Other Conditions – Clause 14), the security deposit serves to protect the landlord against the tenant’s possible violations of the tenancy agreement terms and conditions and cannot be used for rent payment purposes.
4. Moving In

How and when do I receive my keys ?

Can I have the contact details of the other tenants in the apartment ?
Please note that we are unable to provide you with the other tenants’ information or contact details since we do not have the permission under the data protection and privacy act.

5. Settled In

How do I access the internet in the apartment ?
You will be able to find the password of the internet from the back or under the router located in the common area of the apartment. You may also ask your flatmates for help.

Can I share my room with someone else ?
No. Please note that each of our rooms is designed to accommodate 1 person only.

When does the heating system start working in the apartment ?
Your room and the apartment are centrally heated, designed and built to remain warm and cozy even in the harshest winter temperatures of Finland. You may adjust the temperature by turning the thermostat attached to the radiator. However, please remember:
The building’s management and the building’s maintenance company, not us, manages the central heating system. During autumn the heating will be adjusted according to the weather and the radiator will provide the heat required to keep the apartments cozy. You can rest assured that the heating system will work and that your room will stay warm throughout the winter. Please do not panic and be patient with the heating system during autumns.

The washing machine / dishwasher does not fill up with water and hence does not start the work. What should I do ?
This is because the water intake tap for the washing machine or the dishwasher is closed which you would need to open whenever using the machine. Please note that you would need to close the water intake tap after the use to avoid any leakages. You would find the water intake tap for dishwasher either on the sink attached to the main tap or close to it, or under the sink in the cabinet. The water intake tap for the washing machine is the one attached to the washing machine’s hose.

Can I extend my tenancy agreement and how ?
As long as the room is still available and no future tenant has booked your room from a future date, you are able to extend your agreement.
Please send us an email and we will check the possibility of extending your agreement. If confirmed, you will need to fill up and sign our tenancy extension form available for download here and send it back to us.
6. Moving Out

My tenancy end date is approaching. What should I do when I move-out ?
When moving out, you may leave the keys in your room and we will pick them up from there. Please follow the move-out checklist which is available for download here.

I have moved out. When do I receive my security deposit back ?
As it is mentioned in your tenancy agreement (7. Other Conditions – Clause 2.), the security deposit will be refunded within 7 days following the tenancy agreement’s move-out date.

What is a recommendation letter and am I eligable to receive one ?
We will provide our tenants, who are relocating, with a recommendation letter which will be highly beneficial during the application process and improves the probability of getting a new place. Tenants eligible for the recommendation letter are required to stay at least for more than 4 months, show good behavior, cleanliness and follow the tenancy agreement terms & policies.
